What we do
Parking lot paving and new construction
Full-depth asphalt installation on new builds and expansions, including subgrade prep, base rock, compaction and final surface course. We coordinate around your construction schedule and your open business hours.
Mill and overlay
When the base is sound but the surface is failing, milling and overlaying restores the lot at a fraction of full replacement cost. This is the workhorse repair for aging retail and apartment lots.
Asphalt repair and patching
Pothole repair, full-depth patching, and failed-area cutouts. Handled fast, usually in a single mobilization, with minimal disruption to traffic flow.
Sealcoating
Protects against UV, oxidation and water intrusion. On a commercial lot in Florida sun, sealcoating on a regular cycle is the difference between resurfacing every twenty years and resurfacing every eight.
Crack sealing
Water in a crack becomes a pothole. Hot-pour crack sealing is the cheapest maintenance dollar you will ever spend on a lot.
Parking lot striping and pavement markings
Stall layout, directional arrows, fire lanes, loading zones, crosswalks, stop bars, and custom stencils. We can restripe to your existing layout or redesign to maximize stall count.
ADA compliance
Accessible stall layout, correct slope, access aisles, signage and compliant markings. Non-compliance is a liability exposure. We handle it correctly the first time.
Bumper blocks, speed bumps and traffic control
Wheel stops, speed bump and speed table installation, bollards, and signage.
Grading and drainage
Standing water destroys asphalt from underneath. We correct pitch and drainage issues as part of the repair rather than paving over the actual problem.

Working around an open business
Most of our commercial work happens on properties that cannot close. That means phased scheduling, night and weekend pours where needed, maintained access to entrances and fire lanes, clear traffic control, and tenant communication before we mobilize.

155-bed hospital campus, Sarasota County
Approximately 271,000 square feet. Mill, repave and restripe.
A hospital does not close. Ever. Emergency vehicles, shift changes every eight hours, patient drop-offs, staff parking and vendor deliveries run twenty-four hours a day, seven days a week.
There is no version of this job where the lot comes offline. Every phase had to preserve ambulance access, ER entry and patient parking while heavy equipment worked feet away. We sequenced the campus so access was never interrupted, and delivered the full mill, repave and restripe on a fully operating hospital.

215-bed acute care hospital, Pinellas County
Approximately 242,000 square feet. Mill, pave and restripe.
The challenge here was different. The campus was large enough that treating it as one job would have shut down circulation across the entire property.
We broke it into multiple small work zones and ran them in sequence, moving cars in and out continuously throughout each day. Staff, patients and visitors kept parking. The work kept moving. Nobody got stranded.

Approximately 210,000 square feet. Mill, repave and restripe.

A full dealership property two hundred miles from our home base. New car inventory, service bays and customer parking all live on that asphalt, and a dealership that cannot display inventory is losing money every day it sits.
This one tested schedule discipline. Multiple stakeholders to coordinate, Florida weather that did not cooperate, and equipment issues to work around. We delivered the job.

How long does a commercial parking lot repave take?
Most commercial lots are done in two to six days depending on square footage and whether the work is phased around an operating business. Sealcoating and striping are typically one to two days. We give you a firm schedule before we mobilize, not a range.
Can you work nights or weekends so we stay open?
Yes. Most of our commercial work is phased so the property never fully closes. Night and weekend work is common on retail and medical properties.
How long before we can drive on new asphalt?
Light traffic in 24 to 48 hours in Florida heat. Full cure takes longer, and we will tell you when it is safe to let loaded trucks on it.
How often should a commercial lot be sealcoated?
Every two to three years in Florida. Our UV and rain load is harder on asphalt than almost anywhere in the country. Skipping cycles is what turns a maintenance budget into a capital expense.
Do you handle ADA compliance?
Yes. Stall count, slope, access aisles, signage and markings to current standards.
What is your service area for commercial work?
