What Sealcoating Actually Does
Asphalt fails from the top down. Sunlight oxidizes the binder that holds the aggregate together, and the surface goes from black and flexible to gray and brittle. Once it is brittle it cracks, water gets into the base through those cracks, and the base is what actually carries the load.
When the base goes, you are not patching anymore. You are repaving.
Sealcoat is a surface treatment that puts a new wearing layer over the asphalt. It blocks UV, sheds water, and resists the oil and fuel drips that dissolve asphalt binder.
It does not add structural strength and it does not fix a failing base. Anyone who tells you otherwise is selling you the wrong thing. What it does do is buy you years, at a small fraction of what repaving costs.
What You Get From Us
Crack sealing first. Sealer bridges hairlines, it does not fill real cracks. We rout and fill working cracks with hot pour rubberized crack sealant before anything else goes down. Sealing over an open crack is the most common corner cut in this trade and it is why some lots need redoing in a year.
Two coats, three in the drive lanes. Industry specification is two coats of sealer, with a third coat on high traffic areas such as entrances, exits, and drive lanes. Your entrance takes several times the tire traffic that your back row does, and it wears out first. We coat it accordingly.
Sand in the mix. Sealer without aggregate is slick when wet. We add silica sand for traction and wear resistance.
Restripe in the same visit. Fresh sealcoat erases your layout. We re-lay stalls, fire lanes, directional arrows, and ADA spaces before we hand the lot back. Florida requires accessible spaces at a minimum of 12 feet wide, wider than the federal 8 foot standard, with a 5 foot access aisle striped diagonally and the space outlined in blue. We stripe to the Florida number, not the federal one.
A real schedule, in writing. You get the closure plan before we mobilize, including which sections close when, so you can notify tenants and route traffic around the work.
An honest assessment. If your pavement needs repair more than it needs sealer, we will tell you that instead of selling you a coat that hides the problem.
How Long Will My Lot Be Closed?

24 hours after the final coat. That is the hard number. Vehicles need to stay off the surface for a full day so the sealer cures, and in Florida humidity we plan for it rather than against it.

Most lots never fully close. We phase the work. Seal half the lot, reopen it, then seal the other half. A single phase is usually one overnight. A full lot in one shot means one 24 hour closure, which is normally a weekend.

Striping adds a few hours. Paint needs its own dry time on top of the sealer cure. We build that into the schedule we hand you, so the reopening time you get is the real one.
How often should a commercial lot be sealed?
Every two to three years for a typical commercial lot in Florida. Heavy truck and delivery traffic pulls that toward two years, and so does full sun with no tree canopy. A low traffic office or church lot can stretch to three. If you can see graying, raveling, or aggregate showing through the surface, you are already late.
Can you sealcoat a brand new parking lot?
Not right away. Fresh asphalt has to cure a minimum of 30 to 60 days before its first sealcoat so surface oils can escape. Seal it too early and you trap them, and the coat will not bond. If a contractor offers to seal a brand new lot next week, that is a red flag.
Sealer Types, and What We Use
Refined coal tar is the traditional commercial choice. It is harder, more resistant to fuel and oil, and it generally lasts longer under heavy traffic.
It is also under scrutiny for polycyclic aromatic hydrocarbon content and has been banned in a number of states and cities, though not anywhere in Florida.
Asphalt emulsion is the lower VOC alternative. It is easier on applicators and neighboring tenants and it is what most environmentally sensitive sites specify. It typically does not last as long as coal tar under heavy fuel exposure.
We offer both. On the walkthrough we will tell you which one fits your property, your tenants, and your budget, and you will know what is going on your lot before we start. If your HOA or corporate environmental policy rules out coal tar, say so and we will spec emulsion.
Sealcoating and Striping in One Visit
Most of our sealcoating customers need the lot restriped anyway, because sealing covers the old layout. Doing both in one mobilization means one closure instead of two, one set of tenant notices, no second mobilization charge, and fresh sealer and fresh paint that actually match.
