What is parking lot striping?
The service of laying out and painting lines and stencils that make up a typical parking lot. Parking lot striping can be done as a new layout project typically off of plans drafted by an architect, or it can be done as a maintenance services to “freshen up” the painted lines and markings in your parking lot.
On a dry warm day, paint should be dry within two hours of application.
Standard colors are recommended (White Yellow Red Blue Green Black.) Certain jurisdictional codes will determine what colors you may or may not be able to use.
Pavement stripes and pavement markings generally last about two years, depending on how well maintained the parking lot is, the amount of traffic the parking lot gets, and depending on how harsh the weather conditions in your area are.
Sealcoating asphalt is a protective process used to extend the lifespan and maintain the appearance of asphalt pavement. This process involves applying 2 or more coast of sealant to the surface of the asphalt, which has several key benefits:
  1. Protection from Elements: Sealcoating shields the asphalt from the harmful effects of weather, like sun, rain, and snow. It acts as a barrier against water penetration, reducing the risk of cracks and potholes.
  2. Enhanced Appearance: The sealcoat gives the asphalt a dark, uniform color, making it look new and well-maintained. This can enhance the curb appeal of a property.
  3. Resistance to Chemicals: It helps in protecting the asphalt from spills of oil, gasoline, and other chemicals that can deteriorate the surface over time.
  4. Cost-Effectiveness: Regular sealcoating can significantly extend the life of asphalt pavement, reducing the need for more costly repairs and replacements.
The process typically involves cleaning the asphalt surface, repairing any existing damage like cracks or holes, and then applying the sealcoat. It’s important to apply sealcoating correctly and at appropriate intervals (usually every 2-3 years) for maximum effectiveness.

The drying time for sealcoat on asphalt can vary depending on weather conditions. As fast as 6 hours or long as 24 hours.

How much does an asphalt driveway or parking lot cost?
Costs vary depending on the size of the project, the thickness of asphalt needed, and site conditions (such as drainage or grading). Asphalt is generally more cost-effective than concrete, especially for larger areas like parking lots. We’re happy to provide a free, detailed estimate tailored to your property.
With proper installation and regular maintenance, an asphalt driveway or parking lot can last 15–20 years or more. Longevity depends on factors like usage, climate, and how well the surface is cared for over time.
Asphalt is more flexible than concrete, making it better suited for areas with seasonal freeze-thaw cycles. It’s typically faster to install, easier to repair, and more cost-effective upfront. Concrete may last longer in some settings, but repairs are more expensive and time-consuming.
Generally, asphalt can be driven on within 24–48 hours after installation, depending on weather conditions. In hotter weather, waiting a little longer may be advised to prevent tire marks
Most residential driveways can be completed in 1–2 days. Larger parking lots may take several days to a week, depending on size, weather, and site preparation needs.

Thickness depends on use. A residential driveway usually requires 1.5-2 inches of compacted asphalt, while commercial lots or areas with heavy traffic may require 2-3 inches or more, with a strong base beneath.

Installation & Preparation

Do you remove the old driveway/lot first?
Yes. In most cases, we remove the existing surface to ensure a strong foundation. In some situations, resurfacing may be possible, but a new base provides the longest-lasting results.
A properly prepared base is critical. We use compacted crushed concrete aggregate that provides stability, strength, and proper drainage for the asphalt above.

Drainage is built into our planning process. We grade and slope the surface so water flows away from buildings and low spots, preventing pooling and premature damage.

Asphalt designed with the right thickness and base can handle heavy vehicles. For homes, delivery trucks or RVs are fine if the driveway is built correctly. For commercial lots, we design to withstand constant traffic from larger vehicles.

Maintenance & Durability

How often does asphalt need sealing?
Sealcoating is typically recommended every 2–3 years. It protects the surface from sun, water, and chemicals while refreshing the appearance.
Routine maintenance is key. Sealcoating, keeping the surface clean, and repairing small cracks quickly will prevent them from spreading into larger problems.
We stand behind our work and offer warranties on both materials and workmanship. The specific coverage will be outlined in your proposal before the project begins.
Asphalt expands in heat and contracts in cold, so freeze-thaw cycles can cause cracks over time. Proper installation and maintenance help reduce weather-related damage.

Avoid parking heavy equipment on new asphalt for the first few days. Keep the surface clean, reseal when needed, and repair cracks promptly. This will maximize the lifespan of your investment.

Repairs & Resurfacing

Can my existing driveway/lot be resurfaced instead of replaced?
Yes—if the base is in good condition, we can apply a new layer of asphalt over the old one. This is more cost-effective than replacement, though it may not last as long as a full rebuild.
If there are widespread cracks, drainage issues, or base failure, resurfacing won’t solve the problem. In those cases, replacement is recommended to avoid ongoing repairs.
Repair costs depend on the extent of damage. Small patches and crack filling are relatively inexpensive, while larger resurfacing or base repairs are more significant investments. We’ll provide an upfront estimate after evaluating your site.

Yes. Potholes, cracks, and small damaged areas can be patched to restore smoothness and prevent further deterioration.

Aesthetics & Options

Will it fade over time?
Yes, asphalt gradually fades from black to gray due to sunlight and weather exposure. This doesn’t affect performance and can be refreshed with sealcoating.

Absolutely. Sealcoating restores the rich black finish of asphalt while protecting it from wear, making your surface look newer and well-maintained.
